The Developer

The developer at Quintas das Fontes is DDC. DDC - DicoDulimar, Sociedade Internacional de Construções, SA is the Portuguese mother company of DDC Brasil, Imobiliária, Ltda. It was formally constituted in October 2003 and resulted from the merger of the real estate development activities of Dulimar, a Portuguese company based in Lagoa, Algarve, and Dico, a Spanish company based in Madrid. Both these companies have a track record of 18 years of real estate development in their respective markets.

The activity of DDC in Brazil started in 2004 with the refurbishing of the first sea-front hotel built in Fortaleza, originally built in the 1970’s. The original building was greatly improved with the installation of a conference centre, a commercial area and two hotels, the Oasis Imperial - a five-star ocean-facing hotel  - and Oasis Fortaleza - a four-star hotel. The hotels opened in July 2005. The Quintas das Fontes Residencial project was launched by DDC in June 2005 after a two year planning and approval phase initiated by the previous owners.

The planning permission process in Brazil is long and detailed. Apart from the permission of the local municipality through the city hall, it is also necessary to obtain approval from environmental organisations like IBAMA and others, and all utility suppliers: electricity (COELCE), water supply and treatment (CAGECE) telecommunication (TELEMAR or Embratel) etc. Having obtained approval from all these sources, and also applying for and receiving requisite land registration and building licences, the development can then proceed. Quintas das Fontes has been through all these processes, and building and infrastructure has already begun on site.
