Location

The Plantation is located on the southern edge of the town of Belmonte, on Brazil’s Discovery Coast, in the state of Bahia. The town has a population of around 22,000 and boasts distinctive colonial architecture and the historic Belmonte Lighthouse, a reminder of the area’s nautical history. It is situated on the banks of the River Jequitiuhonha where it meets the Atlantic Ocean and is edged by rainforest. Belmonte has a small, currently unused airstrip. The local authority has plans to upgrade it for use by regional and private flights.

Belmonte is an hour’s drive (about 50km) from Porto Seguro on a recently upgraded A-road. Porto Seguro is a lively regional centre which has an airport for internal and international flights. There are plans to improve this airport and relocate it, which, if agreed, will bring the airport a third of the way closer to Belmonte. This should cut the journey time to Belmonte from the airport to just 30 minutes.

This area of coast is south of Bahia region’s major city, Salvador, also a major international transport hub.

Belmonte Town Amenities
Founded in the 16th century and historically a cacao nut growing area, Belmonte is a thriving agricultural town. There is a wealth of existing amenities and attractions that the town has to offer. These include schools, hospitals, bars, restaurants, shops, a new shopping centre is planned for the town and it even has its own
plastic surgeon. There are some exciting plans to regenerate parts of the town too.

These amenities are very important to Plantation investors. They provide stability and are necessary to encourage domestic onward sales.

About the Development
The Plantation is a magnificent coastal sanctuary and development opportunity covering 168.5 acres. The Plantation is close to the sea and adjacent to Belmonte. It is a large L-shaped land plot which has been divided into plots of varying sizes. The land was previously used for agriculture hence its name.

The developer has a distinct vision to build The Plantation sensitively and to the benefit of the town of Belmonte as well as investors in the site. It is with this understanding that he has gained planning permission. The development will be secure and gated. It will be built sympathetically to its surroundings and will be low density. Attractions
50km south of Belmonte is Porto Seguro, where the Portuguese first landed in Brazil. This is a lively town and popular holiday destination for Brazilians themselves, where many bars, beach bars and clubs can be found, with Brazilians always ready to party! Old colonial towns dot the area and the major city of Bahia, Salvador, the former capital of Brazil, is a designated World Heritage Site – there is much to explore there.

The Discovery Coast is famous for its beautiful scenery and ecotourism is a growing attraction with unspoilt natural habitat including rainforest, mangroves and coral reefs visible in the clear blue water. The Discovery Coast Atlantic Forest Reserves, a UNESCO World Heritage site1 consists of eight separate protected areas containing 112,000 hectares of Atlantic forest and associated shrub. The rainforests of Brazil’s Atlantic coast are the world’s richest in terms of biodiversity. There is excellent diving to be had off the region’s coast as well as a full range of water sports and beach attractions.
