Introduction
Salama Valley is part of the Morocco-wide ‘Gardens of Fedala’ high-end resort concept. Experienced French property investment figure Philippe Deutsch has branded the developments to incorporate both a traditional Moroccan feel and Western standard facilities.
Once the country’s capital, Fez is one of the most historically significant cities in North Africa. It is still considered a centre of culture and learning, boasting the oldest university in the world and a vibrant medina – now a UNESCO World Heritage site.
As with other ‘Gardens of Fedala’ developments this deal is structured to maximise returns. A 7% rental guarantee for nine years will more than cover the 70% loan-to-value full-status finance payments.
All houses in Salama Valley are south facing and come with their own infinity-style plunge pool and private garden. The development will also feature superb on-site amenities including a 24-hour medical service.
Salama Valley is a high-quality, cash-positive, investment property development in a city that is attracting increasing attention. Getting in early will help you make the most of the high capital growth forecast for the country, and bring you solid returns.
One of a kind
The resort will be located high up on the hillside of Zalagh, one of the highest peaks in Fez, on 7.3 hectares of prime land. All houses will enjoy superb south-facing views overlooking timeless, rolling green landscapes and the charming old medina. The geographical position also means that the stunning views will be protected – whatever happens in the future, houses here simply cannot be overbuilt.
While the site’s elevated position gives it a beautifully tranquil feel, it is only 10 minutes from all the life and amenities of the city. We truly believe it is the finest site in the area, and what’s more it is currently the only such development around. Both as a resort and as an investment, getting in here is getting in first.
Modern amenities – traditional styling
Designed by a well-known local architect, houses will be based on a traditional Moroccan design with ceramic tiling and authentic wooden detailing. There will be a host of amenities on site, including a small boutique hotel with sauna, hammam and communal pool, a restaurant, bar and health centre offering 24-hour medical attention, including the services of a doctor and nurse where needed. This may be used by locals but Salama Valley residents may access it free of charge.
All 65 units will have two double bedrooms and two spacious bathrooms, 90m2 of floor space and 65m2 of garden space, with private infinity-style plunge pools overlooking the valleys. Each house will come fully furnished in sophisticated and sympathetic fashion.
Looking to the future
Salama Valley will complete by the first quarter of 2009. Unsurprisingly, as the first resort of its kind in Fez, it is already attracting strong interest. The combination of its unique location and high-end finishings means the demand for these properties can be expected to remain very high in the future and strong onward sales can be anticipated.
